Recently Completed Improvements (2024–2025)
- Fence replaced and painted on the east side of the property
- Pool deck (“coffin” area) fully replaced
- Spa heater installed on a new concrete pad
- Pool deck lighting repaired
- Security system upgraded with new and additional cameras
- Brick paver repairs completed and brought up to date
- Pest control traps inspected and fully corrected by Terminix
- Roof replacement project ongoing (nearly 50% completed)

Roof Replacement Program
Roofs are being replaced throughout the community on a planned 4–5 year schedule. This phased approach helps manage costs and helps prevent large-scale replacements all at once in the future.Buildings completed so far:
1, 4, 5, 8, 14, 17, 18, 19, 21, 23, 27, 28, 30, 31, 32, 34, 35, 36, 46, 47, 49, 51, 53Note: Buildings 9 and 10 received new roofs in 2019.
- Deck Repairs & Painting
Deck repairs and painting are mostly complete across the community.- Building 53: Full deck rebuild completed
- Buildings 15 & 16: Under evaluation for possible rebuild
- Next phase: Divider work on concrete porches
- General Maintenance & Repairs
- Siding repairs in progress
- Ongoing preventative evaluation for long-term exterior durability
Ongoing Community Maintenance
We continue to address routine maintenance and improvement projects to keep the community safe, functional, and visually appealing. Updates will be posted here as work progresses.
Community Management & Landscaping
- The community has been professionally managed by Kirby Management Group (KMG) since May 1, 2019.
- Landscaping services are provided by Border 2 Border Lawn and Garden Service (B2B).
- Ongoing landscape maintenance is performed regularly to maintain a clean and welcoming appearance throughout the community.
